AI-Powered Property Advertising in Dubai: New Rules for Transparency

Dubai’s real estate market is embracing cutting-edge technology to ensure transparency and accuracy in property advertisements. The Dubai Land Department (DLD) has introduced innovative measures, including AI-driven corrections and mandatory QR codes, to regulate property listings across the emirate.

AI Enhances Property Listing Accuracy

The DLD’s Real Estate Advertising Governance Platform, unveiled at Gitex last year, has transformed how property ads are managed. From October 2024 to April 2025, the platform reviewed 279,000 real estate ad listings, with 29% automatically refined using artificial intelligence. This AI-powered system identifies and corrects errors in listings, ensuring compliance with regulations and boosting trust among investors and buyers.

According to Ali Abdullah Al Ali, Director of the Real Estate Control Department at the Real Estate Regulatory Agency (RERA), “This platform allows us to oversee advertisements with greater precision, fostering confidence in Dubai’s real estate market and solidifying its status as a global leader in property innovation.”

Mandatory QR Codes for All Listings

To further enhance transparency, the DLD now requires all real estate advertisements—whether digital, print, or visual—to include a QR code. This code is generated through RERA’s ‘Madmoun’ service, part of the ‘Trakheesi’ system, which issues a unique permit for each property listing.

Scanning the QR code allows potential buyers to verify the ad’s authenticity and confirm its approval by RERA. This measure ensures that only legitimate listings reach the market, protecting consumers from misleading or unverified advertisements.

Stricter Rules for Brokers and Listings

The DLD has also implemented additional regulations to streamline property advertising. These include restricting the number of brokers authorized to market a single property and requiring the immediate removal of listings once a transaction is completed. These steps aim to eliminate confusion and maintain an organized, trustworthy marketplace.
