Majan: An Emerging Residential Community in Dubailand

Majan is a developing residential area in Dubai, located inside a large district called Dubailand. If you are new to Dubai, it helps to think of Dubailand as a big “zone” on the map that contains many different communities, attractions, and residential neighbourhoods. Majan is one of these communities, and it is still in the process of being fully built and developed.

The area covers around 15.6 million square feet and was planned as a self-contained neighbourhood. This means it is designed to include everything residents need in one place, such as apartments, shops, parks, and small commercial areas.

Unlike famous areas like Downtown Dubai or Dubai Marina, Majan is not a finished, fully mature district yet. Instead, it is still growing. You will see a mix of completed apartment buildings and construction sites for new projects. This is why it is often considered an “up-and-coming” area for both residents and investors.

One important detail is that Majan is located next to Al Barari, one of Dubai’s greenest and most luxurious villa communities. This nearby influence is slowly shaping Majan into a greener and more lifestyle-focused neighbourhood.

Residential & New Developments

Majan is mainly made up of apartments, ranging from studios to larger three-bedroom units. Most buildings are mid-rise, meaning they are not as tall or dense as those in central Dubai areas like Business Bay or Downtown.

Because the area is still developing, many of the buildings are relatively new, and more projects are being added every year. One of the most active developers in Majan is Samana Developers, which has launched several residential projects such as Samana Barari Views and other similar developments.

These newer projects are designed with modern lifestyles in mind. For example, some include private swimming pools, gyms, landscaped gardens, jogging tracks, and leisure areas inside the building. This is different from older apartment buildings in Dubai, which usually focus more on basic living space.

As more projects are completed, Majan is slowly changing from a quiet, low-density area into a more active residential community.

Location & Connectivity

One of Majan’s biggest advantages is its road connectivity.

The community is located directly next to Sheikh Mohammed Bin Zayed Road (E311), which is one of Dubai’s main highways. This road connects you to many important parts of the city.

From Majan:

  • Downtown Dubai is about 20–25 minutes away
  • Business Bay is around 25–30 minutes away
  • Dubai International Airport is also about 25–30 minutes away

This makes Majan relatively central in terms of driving distance, even though it is not in the city centre.

Majan is also close to other well-known destinations such as:

  • Al Barari (luxury green villa community)
  • IMG Worlds of Adventure (large indoor theme park)
  • Global Village (seasonal cultural and entertainment park)

However, it is important to understand that Majan does not have a Metro station. In Dubai, the Metro is a train system that connects major parts of the city. Since Majan is not on this network, residents mainly use cars, taxis, or buses to travel.

Al Barari & Green Lifestyle

One of the most unique things about Majan is its proximity to Al Barari.

Al Barari is known for its greenery, lakes, gardens, and luxury villas. It is one of the most peaceful and nature-focused areas in Dubai. Because Majan is right next to it, many new developments in Majan are trying to include similar ideas, such as:

  • landscaped gardens
  • water features
  • private pools
  • wellness and fitness facilities

This gives Majan a more relaxed and “resort-style” feeling compared to many other apartment areas in Dubai.

Inside Majan itself, the master plan also includes parks, open spaces, and small public areas. As the community continues to develop, these green spaces are expected to become more important for residents.

Entertainment & Nearby Attractions

Majan is located in a part of Dubai that is known for large entertainment destinations.

Two of the most important nearby attractions are:

  • IMG Worlds of Adventure — one of the world’s largest indoor theme parks
  • Global Village — a seasonal outdoor attraction with food, shopping, and cultural pavilions

Both are only a short drive away.

This means Majan is not just a residential area in isolation. It is part of a wider entertainment and leisure zone in Dubai. Residents also have access to shopping destinations like Dubai Outlet Mall and lifestyle areas such as Dubai Hills, which are reachable by car.

For investors, this is important because it increases the attractiveness of the area for short-term visitors and long-term tenants.

Retail & Everyday Living

Majan is still building its everyday lifestyle infrastructure.

Unlike older communities such as JVC, which already have many cafés, supermarkets, and shops on every corner, Majan is still developing these services. At the moment, most retail options are located inside or around residential buildings.

This means:

  • You can find basic services like supermarkets and cafés
  • But the area is still growing in terms of variety and choice

As more people move into Majan and more buildings are completed, more shops, restaurants, and services are expected to open.

For now, Majan should be seen as a developing community, not a fully complete one.

Rental Demand & Investment Potential

From an investment point of view, Majan is interesting because it is still in an early growth stage.

This means property prices are generally more affordable compared to more established areas, while rental demand is already starting to grow.

People who rent in Majan are usually:

  • Professionals working in nearby business areas
  • Families looking for modern apartments at lower prices
  • Residents who want easy road access to different parts of Dubai

Current market estimates for 2026 suggest that rental returns (yields) are around 7% to 8.5%, depending on the size and type of apartment. Smaller units like studios often perform better in terms of rental return.

Rental activity is already active, meaning people are already living and renting in the area, not just waiting for future development.

Off-Plan Development

Majan also has a strong off-plan market.

“Off-plan” means buying a property before it is fully built. Many new projects in Majan are sold this way, often with payment plans spread over several years.

This gives buyers the opportunity to:

  • Enter the market at a lower price
  • Benefit from potential price growth during construction
  • Choose from modern, newly designed buildings

However, it is important to choose the developer carefully, because quality, location within Majan, and service charges can vary between projects.

Why Majan?

Majan is best understood as a developing residential community in a well-connected part of Dubai.

It is not a finished luxury destination like Downtown Dubai, nor is it a fully established community like JVC. Instead, it sits somewhere in between — a growing area with new buildings, improving infrastructure, and increasing demand.

Its main advantages are:

  • Good road access to key parts of Dubai
  • Lower prices compared to central areas
  • New modern apartment developments
  • Proximity to entertainment attractions like IMG Worlds and Global Village
  • A growing rental market

For investors and residents, Majan offers an opportunity to be part of a community while it is still developing, rather than after it has already reached full maturity.
