What is the minimum property investment required for a Dubai Golden Visa?
Real estate investors may qualify for a 10-year UAE Golden Visa by owning one or more qualifying properties with a total value of at least AED 2 million. For Dubai applications, property ownership and value must be supported by the relevant Dubai Land Department documentation.
Can I qualify with more than one property?
Yes. The AED 2 million threshold may be met through one property or a portfolio of properties, provided the qualifying ownership and value requirements are satisfied.
Can a mortgaged property qualify for the Golden Visa?
Yes, a mortgaged property may qualify. For Dubai applications, additional bank documentation may be required, including a no-objection letter showing the amount paid and the outstanding balance. The financing structure and current requirements should be reviewed before applying.
Can jointly owned property qualify?
Potentially, yes. If the applicant owns only a share of a jointly owned property, GDRFA Dubai states that the value of the applicant’s individual share must be at least AED 2 million.
Can an off-plan property qualify for a UAE Golden Visa?
Certain off-plan properties may qualify. Current ICP guidance states that one or more off-plan units with a total value of at least AED 2 million may be considered when purchased from an approved local real estate company authorised by the relevant local authority. The specific project, registration and documentation should be reviewed before proceeding.
Can I sponsor my family with a Golden Visa?
Yes. Eligible Golden Residency holders can obtain residence permits for qualifying family members. Current UAE guidance includes spouses, children and parents, subject to the applicable requirements and documentation.
Do I need to live in the UAE permanently to keep my Golden Visa?
No permanent-stay requirement applies in the same way as it does to many standard residence permits. Golden Residence holders are specifically exempt from the standard rule affecting residents who remain outside the UAE for more than six months, provided their Golden Residence remains valid.
What happens when my 10-year Golden Visa expires?
The real estate investor Golden Visa is renewable. Renewal remains subject to meeting the applicable eligibility conditions at the time of renewal, including the relevant property and residency requirements.
