4. Real Estate Advertising and RERA Compliance

California Properties L.L.C aims to publish real estate advertisements in accordance with applicable requirements of the Dubai Land Department, RERA, and relevant UAE laws.

Where required, each property advertisement may include:

A valid RERA / Trakheesi advertising permit number.
A QR code or verification method, where applicable.
The name of the real estate company.
Responsible broker or agent details, where required.
Property information based on available documents and approved marketing material.

We do not knowingly publish real estate advertisements without the necessary approvals, permits, or supporting documents where such approvals are required.

5. Accuracy of Property Listings

6. Off-Plan Properties

For off-plan properties, information may be based on developer materials, project approvals, payment plans, RERA/DLD records, escrow details, and other official or developer-provided documents.

Where applicable, off-plan property listings may include:

Expected completion or handover date.

No payment for an off-plan property should be made outside the authorised payment structure, official developer account, escrow account, trustee office, or other approved payment channel.

California Properties L.L.C does not guarantee project completion dates, final specifications, future market value, rental yield, capital appreciation, financing approval, or residency eligibility unless such guarantee is expressly confirmed in writing by the legally responsible party.

7. Prices, Fees, Taxes, and Charges

Unless stated otherwise, all property prices are quoted in United Arab Emirates Dirhams AED.

Any price displayed in another currency is for reference only and may change depending on exchange rates.

Additional charges may apply, including but not limited to:

Dubai Land Department fees.
Registration fees.
Trustee office fees.
NOC fees.
Brokerage commission.
VAT, where applicable.
Service charges.
Maintenance fees.
Developer administration fees.
Bank, mortgage, valuation, or financing-related charges.
Other government, developer, or third-party fees.

The final amount payable will depend on the property type, transaction structure, applicable laws, developer requirements, and the final signed agreement.

California Properties L.L.C will make reasonable efforts to disclose known applicable fees before completion of a transaction.

8. Brokerage Commission

Brokerage commission, if applicable, will be disclosed before the completion of any transaction.

Unless otherwise agreed in writing, brokerage commission is payable in accordance with the agreed terms between the client and California Properties L.L.C or the assigned broker.

Brokerage commission does not include government fees, developer fees, bank charges, VAT, trustee fees, registration fees, or any third-party costs unless expressly stated in writing.

9. No Guaranteed Investment Return

Any information relating to rental income, return on investment, resale value, capital appreciation, occupancy, market performance, or future demand is provided for general marketing and informational purposes only.

California Properties L.L.C does not guarantee:

Rental returns.
Capital appreciation.
Resale profit.
Mortgage or finance approval.
Golden Visa or residency approval.
Future market performance.
Developer delivery timelines.
Availability of specific units.
Occupancy or tenant demand.
Tax or legal outcomes.

Clients should conduct their own due diligence and obtain independent legal, financial, tax, and investment advice before entering into any transaction.

10. Golden Visa Guidance

California Properties L.L.C may provide general guidance regarding real estate-related Golden Visa eligibility in the UAE.

Any information about Golden Visa requirements, property value thresholds, application procedures, approval timelines, or eligibility is provided for general informational purposes only.

California Properties L.L.C does not guarantee Golden Visa approval. Final approval is subject to the requirements, discretion, and procedures of the relevant UAE government authorities.

11. Client Responsibility and Due Diligence

Before making any reservation, payment, purchase, lease, or investment decision, clients are responsible for reviewing all relevant information and documents, including but not limited to:

RERA permit details.

Payment plan.
Sale and Purchase Agreement.

12. Images, Videos, Floor Plans, and Marketing Materials

Images, videos, renders, floor plans, maps, views, furniture layouts, and other marketing materials are provided for illustrative and informational purposes.

Actual property conditions, dimensions, layouts, finishes, views, surroundings, facilities, and specifications may differ from the marketing materials.

For off-plan properties, final specifications are subject to the developer’s approved plans, construction progress, regulatory approvals, and final handover documentation.

13. Availability and Reservation

Property availability is subject to change at any time.

A property will not be considered reserved, sold, leased, or secured unless:

Required payment is received through the approved channel.
The seller, landlord, developer, or authorised party confirms the reservation or transaction.
The applicable agreement is signed.

14. Payments
