Using this year’s transaction data to show what AED 1M, 2M, 3M and 5M can buy across Dubai’s communities, and how to choose wisely
How much do you need to buy property in Dubai? The honest answer is that it depends on what you want and where you want it. Two properties with the same price tag can differ enormously in size, location, rental income and resale potential. An AED 2 million apartment in Downtown Dubai is a very different asset from an AED 2 million apartment in Dubai South.
This guide uses transaction data recorded in 2026 to show how the market is spread across price levels, and what buyers can realistically target at four common budgets: AED 1 million, 2 million, 3 million and 5 million. For international readers, the dirham is pegged to the US dollar, so these amounts equate to roughly $272,000, $545,000, $817,000 and $1.36 million.
The market at a glance
At AED 1 million, buyers can still enter Dubai’s residential market, mainly through studios and selected one-bedroom apartments in more affordable communities. At AED 2 million, the choice widens considerably. Around AED 3 million, buyers move into larger apartments, established central locations and some townhouses. At AED 5 million, the market opens up to large family apartments, premium developments and selected villas and townhouses.

Treat this table as a guide rather than a live listing. What you can actually buy depends on the community, developer, building age, size, view, payment plan, and whether the property is ready or off-plan.
Where most transactions really happen
Dubai’s market is often associated with ultra-luxury villas and record-breaking penthouses, but the data tells a more grounded story. Most buying activity happens in the middle of the price range.

There is also a smaller segment below AED 500,000. The key point is that the bands between AED 500,000 and AED 3 million account for more than three-quarters of classified transactions. Only 2.8% of deals were above AED 10 million. This is where Dubai’s liquidity sits: the largest pool of buyers and sellers is in the range most international investors can realistically access.
What the average price looks like by bedroom count
Bedroom-level data offers another useful lens. Between 1 January and 31 August 2026, the market recorded the following averages.

These averages line up neatly with the main budget tiers. A buyer with around AED 1 million naturally looks at studios and lower-priced one-bedrooms. Between AED 2 million and 3 million, two-bedroom apartments come into reach. Near AED 5 million, the average three-bedroom transaction becomes relevant.
Keep in mind that these are city-wide averages. A two-bedroom apartment can sell for under AED 2 million in one community and for several times that in a prime waterfront development.
What can AED 1 million ($272,000) buy?
The most natural target at this level is a studio or a selected one-bedroom apartment. The average studio sold for about AED 726,000 during the period, which sits comfortably within budget. The average one-bedroom, at AED 1.44 million, is higher, but that does not mean one-bedrooms under AED 1 million don’t exist. It means buyers must focus on lower-priced communities, smaller units and individual projects.
Several communities show where this budget stretches furthest, based on average apartment prices per square foot. International City, at about AED 660 per sq ft, remains one of Dubai’s lowest-priced established apartment markets and appeals to buyers who prioritise a low entry price and rental income. Dubai Residence Complex averages about AED 826 per sq ft, well below the city-wide level, and showed a relatively strong gross rental yield in the latest community data. Dubai Silicon Oasis, at about AED 956 per sq ft, pairs accessible pricing with established residential infrastructure. Dubai Production City, at about AED 1,027 per sq ft, has also ranked strongly in rental-yield analysis. Finally, the Residential District of Dubai South averages about AED 1,102 per sq ft and offers exposure to a long-term master-development story at a fraction of central Dubai prices.
How far does a budget stretch?
A simple way to compare communities is to divide your budget by the average price per square foot. The result is not an exact property size, but it shows how sharply purchasing power changes from one area to another.

The same money buys almost four times as much space in International City as in Downtown Dubai. That is the core trade-off of the Dubai market: prestige and central location on one side, space and value on the other.
What can AED 2 million ($545,000) buy?
AED 2 million is one of the most flexible budgets in Dubai. It comfortably covers the average one-bedroom (AED 1.44 million) across a wide range of communities, and it can reach larger units in affordable areas. A two-bedroom under AED 2 million is possible, but since the average two-bedroom costs AED 2.65 million, buyers need to be selective about location and project.

At community averages, AED 2 million corresponds to roughly 1,815 sq ft in Dubai South, 1,537 sq ft in JVC, 1,069 sq ft in Business Bay and 822 sq ft in Downtown Dubai. Bear in mind that Business Bay in particular contains a huge range of buildings, and new branded or waterfront projects can trade far above the area average.
What can AED 3 million ($817,000) buy?
AED 3 million sits at the heart of the upper mid-market. It opens the door to larger one-bedrooms, a broad selection of two-bedrooms, selected three-bedroom apartments and, depending on location, some townhouses.
It is especially relevant for buyers targeting a two-bedroom apartment. This segment recorded more than 20,000 transactions in the period, at an average price of AED 2.65 million and roughly AED 1,989 per square foot, making it one of the most important markets for buyers with AED 2–3 million to invest.

What can AED 5 million ($1.36 million) buy?
At AED 5 million, buyers enter a different part of the market. The average three-bedroom transaction was AED 4.74 million, so this budget sits almost exactly on the typical three-bedroom purchase. The segment recorded 8,400 transactions worth about AED 39.8 billion in total, at an average of roughly AED 2,031 per square foot.
This budget can open access to larger apartments, premium two- and three-bedroom residences, selected townhouses and some villas, depending heavily on the community. It also begins to create real options in prime locations. At community averages, AED 5 million equates to about 2,055 sq ft in Downtown Dubai, 2,153 sq ft in Dubai Creek Harbour, 2,162 sq ft in Dubai Hills Estate and 2,672 sq ft in Business Bay. Premium properties often trade well above these averages, so the figures show relative purchasing power rather than specific units for sale.
Is AED 5 million enough for a villa? Potentially, but “villa” is not a single price category. A villa in a developing suburban community and a villa on Palm Jumeirah are completely different assets, with very different price tags.
Above AED 10 million: the luxury tier
Only around 2.8% of transactions were above AED 10 million, so this segment is small by volume. Its contribution to total sales value, however, is substantial. The average five-bedroom sale was AED 10.57 million, six-bedroom homes averaged nearly AED 28.69 million, and four-bedroom homes averaged AED 6.27 million. Prices climb quickly once buyers move into large family and luxury property.
Small homes drive volume, large homes drive value
One of the most revealing features of the market is the link between property size and activity. Studios, one-bedrooms and two-bedrooms together made up about 81% of bedroom-classified transactions. Homes with three or more bedrooms made up less than one-fifth of transactions, yet accounted for more than half of total sales value.
In simple terms, smaller units dominate liquidity, while larger units dominate capital value. For investors, this matters when planning an exit. A one-bedroom apartment and a AED 15 million villa may both be sound investments, but the pool of potential buyers for each is completely different.
Which budget is the most liquid?
The current transaction mix suggests the strongest liquidity lies between roughly AED 500,000 and AED 3 million. That does not make every property in this range easy to resell, since location, building quality, price and property type still matter. But the buyer pool is significantly larger than in the luxury bands, which is an important advantage for anyone thinking about resale.
Budget, yield and growth: the trade-offs
The most expensive areas rarely produce the highest rental yields, because property values can rise much faster than rents. Recent community data showed gross yields of around 9.52% in Dubai Investments Park apartments, 8.34% in Dubai Production City and 8.09% in Dubai Sports City apartments. By comparison, Dubai Marina showed 5.99%, Downtown Dubai 5.75% and Dubai Hills villas 4.42%.
The reverse can also be true. Lower-priced communities may deliver stronger rental income, while selected premium or scarce assets may deliver stronger capital growth. Investors should decide early whether their main goal is income, growth or a balance of both. How off-plan payment plans change the picture
Developer payment plans can change what a budget appears to reach. Because payments are staged through construction, a buyer may be able to contract a property worth more than the cash they can deploy today. This can make off-plan property look more affordable.
But payment affordability is not the same as property value. An AED 3 million off-plan apartment is still a AED 3 million commitment, even if only part of it is due upfront. Look at price per square foot, not just price
Total price and price per square foot tell different stories, so calculate both. Imagine Property A costs AED 2 million and measures 900 sq ft, while Property B costs AED 2.2 million and measures 1,300 sq ft. Property A works out at about AED 2,222 per sq ft, and Property B at about AED 1,692. Despite the higher total price, Property B is cheaper per square foot. That does not automatically make it the better buy, but it gives you another valuable yardstick.
Strategy by budget
AED 1 million. Resist the temptation to chase a prestigious address. At this level, rental economics, build quality and liquidity matter most. A strong studio or one-bedroom in an established rental market is often more defensible than a compromised unit bought only for a famous postcode.
AED 2 million. The central decision becomes better location versus more space. You can choose a relatively central one-bedroom, or a larger two-bedroom in a lower-priced community. Expected yield and the likely resale market should decide which trade-off makes sense.
AED 3 million. The average two-bedroom becomes highly relevant, offering a balance of family tenant demand, liquidity, size and growth potential. Project selection is critical, though: heavy oversupply of similar two-bedrooms can erode the advantage of a larger unit.
AED 5 million. The question shifts from “What can I afford?” to “How should I allocate this capital?” A single premium apartment, a townhouse or villa, or several smaller investment properties are all possible. One premium property offers scarcity and simpler management, while multiple properties offer diversification and several income streams. Neither is universally better; the right choice depends on net yield, future supply and your appetite for risk.
Do not spend the whole budget on the price tag
Your maximum budget and your ideal purchase price are rarely the same number. Buying and owning property comes with additional costs, which can include transfer-related fees, agency fees, mortgage expenses, valuation, furnishing, service charges and initial maintenance. Investors should also keep a cash reserve for vacancies, repairs and unexpected costs.
A buyer with AED 2 million should therefore not assume that AED 2 million is the right contract price. A AED 1.8 million property can be a better investment than a AED 2 million one, and a AED 4 million asset can beat a AED 5 million alternative. The goal is not to spend the budget. It is to buy the strongest asset available within it.

Before committing at any budget, compare recent transferred prices, price per square foot, realistic rental income, gross and net yield, service charges, competing properties, future supply, developer and building quality, the payment structure, and the likely pool of resale buyers. Your budget tells you where to start. These factors tell you whether the property is worth buying.
